How many days is an N4 in Ontario in 2026?
Short answer: 7 days. For an N4 given on or after September 21, 2026, the termination date must be at least 7 days after you give it, not counting the day you give it. Add 5 days first if you mail it, or 1 business day if you courier it.
Before September 21, 2026 the N4 notice period for monthly tenants was 14 days. Bill 60 cut it to 7, and the LTB updated the N4 form and its instructions on the same day. If you still have an old N4 saved on your computer, download a fresh one from the LTB forms page.

Three dates that trip people up
- The earliest day you can give an N4 is the day after the rent was due. Rent due on the 1st means the 2nd at the earliest.
- The earliest day you can file an L1 is the day after the termination date, and only if the tenant hasn't paid everything owing or moved out.
- If the tenant pays all the rent owing by the termination date, the N4 is void and you can't apply to evict on it.
The LTB's N4 instructions also say you cannot give an N4 by posting it on the tenant's door. The full counting rules and the other changes from September 21 are in our N4 7-day rule guide and the September 2026 LTB changes guide. The free September 2026 changes checklist puts the new N4 rules on one page next to the other changes.
