Do I pay compensation for an N12 in Ontario in 2026?

Last updated October 23, 2026 · Written for small Ontario landlords

Short answer: Not if you give at least 120 days' notice. Since September 21, 2026, an N12 for your own use (Reason 1) with a termination date at least 120 days after you give it, on the last day of a rental period, needs no compensation. With the usual 60 days' minimum, you owe the tenant one month's rent or another unit they accept, by the termination date.

Rules that still apply either way

Our N12 own-use guide covers who counts as family, the bad-faith risks and the L2. The September 2026 LTB changes guide explains the 120-day rule alongside the other changes, and the free September 2026 changes checklist lists both N12 timelines. Remember the N12 itself is one of the ten forms with a new version: old versions are not accepted as of November 30, 2026.
