Ontario rent increase guideline 2027: how much can I raise the rent?
Short answer: 1.9%. The Ontario government set the 2027 rent increase guideline at 1.9%, down from 2.1% in 2026. It's the most that most tenants' rent can go up in a year without LTB approval, with at least 90 days' written notice and no more than one increase every 12 months.
| Current monthly rent | Maximum 2027 increase (1.9%) | New rent |
|---|---|---|
| $1,000 | $19.00 | $1,019.00 |
| $1,500 | $28.50 | $1,528.50 |
| $2,000 | $38.00 | $2,038.00 |
The rules around it
- Once every 12 months. At least 12 months since the tenant moved in or since the last increase.
- 90 days' written notice on the proper LTB form (N1, N2 or N3) before the increase takes effect.
- Not covered by the guideline: new buildings, additions and most new basement apartments first occupied for residential purposes after November 15, 2018, and the rent you agree with a new tenant at turnover.
- Rent deposit interest is also tied to the guideline: 1.9% for 2027. See Last month's rent deposit rules.
