Free N4 date calculator (Ontario, 7-day rule)

Last updated October 23, 2026 · Written for small Ontario landlords

Short answer: Earliest N4 termination date = the day the notice counts as given + 7 days, not counting that day. Hand, mailbox, under the door and fax count the same day; courier adds 1 business day and mail adds 5 days. Example: given Monday, November 2, 2026, it is November 9 by hand, November 10 by courier and November 14 by mail.

Pick how you will give the N4 and the date you will give or send it. The calculator shows the earliest termination date you can write on the notice and the earliest day you can file an L1, using the counting rules in the LTB's N4 instructions (updated September 21, 2026). It runs in your browser. Nothing is sent or saved.

How the calculator counts

The N4 instructions give this example: an N4 handed to the tenant on March 3 can say March 10. Mailed on March 3, it must say March 15. Try March 3 above and you get the same dates.
